Waqf Trouble for Ambanis? Why Is Passage of the Waqf Bill A Threat To Their Rs 15,000 Cr Home, Antilia?

Built on Parade Road in South Mumbai, Antilia is alleged to be located on land originally designated for charitable and religious purposes
Mukesh Ambani’s palatial residence Antilia, a towering symbol of luxury in Mumbai and one of the most expensive homes in the country is under legal scrutiny once again, but this time not for its grandeur. Reportedly worth Rs 15000 crore property is now caught in the middle of a long-standing property dispute involving the Waqf Board.
Built on Parade Road in South Mumbai, the 27-storey mansion is alleged to be located on land originally designated for charitable and religious purposes.
According to a report by TV9 Hindi, the plot measuring around 4.5 lakh square feet was sold to Mukesh Ambani in 2002 for Rs 21 crore.
The land was previously donated by one Karim Bhai Ibrahim to the Waqf Board, intended to house an orphanage and facilitate religious education.
However, an Action Taken Report (ATR) presented in the Maharashtra Assembly stated that land under the Waqf Board’s jurisdiction cannot legally be sold for private use, raising questions over the legality of the deal. The matter has been pending before the Supreme Court of India for several years.
The controversy resurfaced after the recent passage of the Waqf (Amendment) Bill, 2025 and the Mussalman Wakf (Repeal) Bill, 2025, which received the assent of President Droupadi Murmu on April 5.
These legislative changes have brought Waqf properties into sharp national focus, reigniting discussions around Antilia’s contentious foundation.
If the Supreme Court decides that the Ambani family is not the rightful owner of the land on which Antilia is built (because it belongs to the Waqf Board and was meant for charitable or religious use), then the court might order them to leave the property.
